The average sales price rose to $1.61M, up 31%, even as the average list price came in at $742,000. That gap reflects continued buyer competition, particularly for homes that are well located and thoughtfully prepared.

Homes moved quickly.
The average days on market dropped to just 16, down 47%, and homes received an average of 7 offers. In neighborhoods like Bushrod and Temescal, multiple-offer situations remain common when pricing aligns with current demand.

Tight Inventory, Steady Demand
