The current real estate market has demonstrated that an asking price which exceeds market range will adversely affect the marketing, showings, and sale of a home.
Historically it has been proven that if overpriced, the normal marketing time for the neighborhood will be prolonged. The competing properties may look better by comparison.
Overpricing will also erode the confidence of the buyers’ and the buyers’ agents. In addition overpricing often leads to subsequent price reductions which ultimately obtain a price below what the property would have received had it been priced properly from the beginning.
